Occupying a city block, this former light manufacturing, warehouse and office structure was purchased by investors. To increase the facility’s marketability, JRS completed a space planning program, reviewed necessary compliance factors with a focus on ADA and emergency egresses and presented facade renovation options.
Looking to consolidate two locations into a new headquarters, JRS worked with this client to complete a Program Study for a build-to-suit solution. Findings indicated that a 100,000 sq. ft. facility which included a 3 to 1 ratio of warehouse to office space was appropriate. However, there was also a requirement to account for future expansion. A clean room was one of their critical components.
JRS worked collaboratively with the brokerage firm to identify a design concept for mixed use of this property. Based upon their market analysis, the brokerage team provided guidance as to the mix of healthcare, commercial and residential which was critical in designing this neighborhood concept. JRS analyzed the site, surrounding community and zoning to propose a program and prepare a presentation for the owners.
Located in a downtown and near various transit hubs, JRS worked with the developer to create elevations and layouts for 40,000 sq. ft. of mixed use on the first floor with over 100 residential units comprising of studio and one, two and three bedroom apartments on the upper floors. JRS conducted all the necessary zoning reviews as part of the planning process.
Considering an expansion to their office and warehouse spaces but challenged by site constraints, JRS designed a second story to their existing building to house all offices thereby utilizing the entire first floor for their warehouse. By adding an elevator and changing the flow of the warehouse, space utilization was improved thereby meeting the project’s objectives.
Seeking to consolidate 4 locations to 1, JRS conducted several test fits to assist in the selection process. Ultimately, a former industrial showroom was identified. JRS designed an energy efficient solution for not only the headquarters’ offices but also the factory/warehouse area. Work flow was a major factor for the departments and adjacencies. JRS also planned for visitors with a windowed interior walkway allowing views of the manufacturing process on the 1st floor.
